JYP Entertainment’s ambitious plans for a massive new headquarters in Seoul have reportedly been put on hold, with the company now considering whether to abandon the project entirely.
The dispute centers on an unexpected change to the land directly beside JYP Entertainment’s planned headquarters in Godeok-dong, Gangdong-gu, Seoul.
According to a September 1 report, Seoul Housing & Communities Development Corporation (SH) officially informed the company that it would be difficult to restore the neighboring plot to its previous designation as parkland.
“We received an official response from SH Corporation that it would be difficult to restore the park site to its original state. Accordingly, we are currently reviewing various possible responses going forward.”
The problem is particularly serious for JYP Entertainment because the neighboring land could now potentially accommodate an 18- to 19-story building capable of looking directly down into the entertainment company’s new headquarters. As a result, the entire project has reportedly been suspended while the company considers its options, including withdrawing from the site altogether.
The new headquarters was intended to be one of the company’s largest investments yet. The headquarters was designed to span five underground floors and 17 floors above ground, with additional facilities including a performance venue capable of accommodating approximately 800 people.
Parts of the development were also intended to function as cultural and recreational spaces for local residents. JYP Entertainment received its building permit in April and had been aiming to begin construction during the second half of 2026.
Then, the situation surrounding the neighboring land changed. When JYP originally purchased its property, a 13,261㎡ (approximately 142,700-square-foot) plot roughly 20 meters away to the south was designated as parkland. That distinction was particularly important given the unusual design of JYP’s headquarters. However, the neighboring property was subsequently redesignated as land for self-sufficiency support facilities.
Under its new designation, the site can reportedly receive a floor-area ratio of up to 400%, potentially allowing an 18- or 19-story building to be constructed there. In other words, a high-rise could potentially stand immediately beside JYP’s carefully designed 17-story headquarters.
For JYP Entertainment, the dispute is reportedly much more serious than simply having another building obstruct its view. The company argues that the change could undermine one of the fundamental security and privacy features around which the headquarters was designed.
The company said the unprecedented subsequent changes to the surrounding environment could create major risks to employee privacy, the physical security of the headquarters, and JYP Entertainment’s overall business operations.
The enclosed courtyard was intended to allow artists and employees to use an outdoor area while remaining shielded from outside eyes. At the same time, parts of the ground-level area were intended to open toward the public and connect with the park in front of the building.
The company has not yet announced that it will abandon the project, and the 75.5land purchase means walking away would itself be an enormous decision.
For now, however, construction plans have reportedly been placed on hold as JYP reviews its options.
What was supposed to become a huge new headquarters—with 17 floors, an 800-seat performance venue, public spaces and a privacy-focused courtyard—could therefore face a major redesign or potentially never be built as originally envisioned.
